Equipment Appraisers of San Antonio (EAofSA) has experienced Certified Machinery and Equipment Appraisers, who are members of National Equipment & Business Builders (NEBB) Institute.  The appraisers prepare a qualified appraisal as required by the IRS, Council of Foundations, and U.S. Small Business Administration’s Standard Operating Procedures 50 10 (5).  Our machinery and equipment appraisals are certified based on the highest standards as governed by the Uniform Standards of Professional Appraisal Practice (www.appraisalfoundation.org) and the NEBB.  To ensure the most accurate reports, we uphold, promote, and adhere to the code of ethics and guidelines of USPAP.

THE NEED FOR CERTIFIED APPRAISALS

There is an increasing need for CERTIFIED Equipment appraisals.  An appraisal helps to answer the question - "What is the equipment really worth?"  The "worth" depends on many factors: condition of the equipment;  type of appraisal needed - value in place (Fair Market Value), orderly liquidation, and forced liquidation; replacement or reproduction; and effective age vs. actual age. 

Here are a few specific examples of the needs for certified appraisals:
  • Lenders as part of the loan decision process are required to substantiate equipment values to satisfy the U.S. Small Business Administration (SBA) and Bank Examiners.
  • Business Owners need assistance in determining insurable value, selling, expansion, and potential growth opportunities
  • CPAs/Accountants are required by the IRS to substantiate equipment values to satisfy the Pension Protection Act of 2006 and AICPA Standards of Valuation.  In addition, it is needed for clients in converting from a C-Corp to a Sub-Charter S-Corporation and estate planning. 
  • Insurance Companies use Certified appraisals for help with claims settlements, disputes or in the underwriting process to determine value
  • Attorneys substantiate accurate and practical equipment values that can be upheld under scrutiny by the court systems for divorce settlements, Buy/Sell Partnership Agreements, Estate Planning, 1031 Exchanges, Trust Agreements, etc.
THE DIFFERENCE BETWEEN CERTIFIED vs. NON-CERTIFIED APPRAISALS

It is important for you to know that the equipment appraiser you assign to the scope of work you need performed, has the knowledge, experience, ethics, and certification to provide you with a "CERTIFIED" Machinery & Equipment Appraisal (CMEA) Report.  A CMEA upholds the ethics and guidelines of the Uniform Standards of Professional Appraisal Practice (USPAP),  promulgated and authorized by Congress as the Source of Appraisal Standards and Appraiser Qualifications.  A non-certified appraisal, which can typically be performed by a Dealer or Auctioneer, is not a defensible appraisal that will withstand the scrutiny of federal regulations or court.
